The past year, 2011, was markedly successful for PointPark Properties. Throughout Europe, P3 leased a total of 472,750 sqm of warehouse space and completed four new build projects. This equates to a year-on-year increase of 104 % of transactions.
“Even though last year’s economy wasn’t favourable, 2011 turned out to be one of P3’s most successful years. The total area leased last year shows that clients are still interested in the high-quality space at our parks across Europe,” says Ian Worboys, P3´s CEO.
Among the greatest successes was the completion of a Class A warehouse and production facility for PF Concept at PointPark Poznan. Due to its built-in environmentally friendly elements, this Build-To-Suit project won the EuropaProperty award in the “BREEAM application in-process” category. Other major transactions include the rental of warehouse space to Luís Simões at the P3 park in Alovera, Spain; construction of a Build-To-Own project for Audia Plastics in Trnava-Voderady, Slovakia; and a warehouse facility for Schnellecke Slovakia at PointPark Bratislava in Lozorno, Slovakia. The high-quality warehouse at PP Bratislava won the CIJ Award in the “Best Warehouse / Logistics Development” category.

Ian Worboys, P3´s CEO, says: “Despite the torrid time facing the euro and sovereign states, this increase in the number and size of deals that we have completed has been most pleasing. There exists a situation where there is demand for class A warehouse in core locations but little or no supply. Developers have not been building speculative warehouse for almost 3 years now. Any empty space of the right standard that was built in the “boom” years has now almost entirely been let. A good example of this is in Slovakia where the current vacancy level is put by real estate agents at around 3 %. This represents about 4-6 months of total demand. There are still some difficult regions within countries such as France and Spain where supply is still far greater than demand but even here there is take up. At P3 we see 2012 as building upon 2011.”
